Buyers: Don’t Make These 3 Common Mistakes

These are the three biggest mistakes buyers make during their home searches.

Today’s market is stacked in the seller’s favor. That’s why it’s critical that buyers avoid the following three common mistakes if they want to succeed with a home purchase:

1. Visiting all the real estate websites (Zillow, Trulia, Realtor.com, etc.). I know these sites are tempting, but remember that they are aggregating to so many Realtors that you’re liable to be bombarded by phone calls and emails from Realtors. Do yourself a favor and choose one Realtor you trust, who has geographic competency experience, and who has your best interests in mind. They can set you up on your own portal they’ve designed for you through the MLS.

2. Calling the number on the for sale sign. You might think that you could get a better deal by calling the listing agent on the sign, but ask yourself: Do you really think that agent, who has been hired by the seller, is focused on getting you a deal, or are they doing what’s right by the seller? It’s the latter. If you’re going to call the sign, just ask that listing agent to refer you to a buyer’s agent on their team.

3. Not working with the right lender. Ask about their overlays. What kinds of fees will they charge you? If you’re self-employed, you need to find a lender who understands that situation. If you’re a veteran, find a good VA specialist lender. First-time homebuyers can find lenders who specialize in their needs and experience levels. Finally, if you’re a senior over the age of 62, you might be in need of a reverse mortgage specialist. Not all reverse mortgage specialists are the same; each one has their niche, so don’t let anyone fool you into thinking they can do it all.
